What does “build evenly” mean?
Houses must be distributed evenly across a color group. You cannot place a second house on one property until each property in that group has at least one. The same pattern continues for the third and fourth houses.
The reverse applies when selling buildings: development comes off evenly rather than stripping one property while leaving another fully built.
How do hotels work?
A hotel is the next development step after the required number of houses has been built on each property according to the rules for your edition. The houses are returned to the Bank as part of the upgrade.
Because the physical supply of houses matters, the timing of hotel upgrades can have strategic consequences.
What happens if the Bank runs out of houses?
The number of houses and hotels is intentionally limited. If none are available, players who want to build must wait for buildings to return to the Bank. If supply is limited and multiple players want the remaining buildings, the rules provide for an auction.
This shortage mechanic is not an accident; it creates a real strategic reason to hold houses rather than rushing every group into hotels.

The strongest rent increase is not always at the hotel. Many players target a development level where rent rises sharply while preserving cash and consuming scarce houses.
Evaluate the probability opponents will reach your group before committing every dollar. A strong board position with no cash reserve can still collapse after one unlucky roll.
